Emerald Capital Funding lends to experienced real estate entrepreneurs, funding projects in Washington State with a primary focus on the metropolitan Seattle-Tacoma region and a focus on financing residential projects in the “affordable to the masses” markets. Our investors are accredited, defined as individuals, who have a net worth of $1million, excluding their own primary residences, and who want an alternative to traditional investments of stocks and bonds or annuities. The investors we target are those who have experience in the real estate industry and easily understand and value our business model.
Lending Advantage has an established base clientele of borrowers to work with. We intend to maintain 100% of these borrowers for Emerald Capital Funding working within our current network of existing relationships. Lending Advantage has continuously grown its business through repeat customers and word-of-mouth referrals. Time is focused on servicing those relationships and seeking additional referrals from these trusted borrowers. As Emerald Capital Funding grows, sales representatives we choose to bring on will need to be able to provide additional value to our borrowers to keep up the success of the borrowers.
Compensation will be a commission based structure in order to keep overhead low. These established relationships will allow Emerald Capital Funding to be successful and grow.
The real estate market in the Seattle-Tacoma area is currently strong, however Lending Advantage thrived during the real estate crash in 2009-2013. Emerald Capital Funding will focus on remaining conscious of the market trends and properly positioning itself for future changes to ensure its prepared for all possible circumstances. We recognize there are opportunities in any type of market trend and will follow the adjustments to partake actively and positively in the market movements.
